Leaking pipes

Damp Caused by Leaking Pipes & Plumbing Defects

Dampness and mould growth within a property can often be caused by leaking internal pipework. In many cases, the source of the leak is not immediately visible, as water can travel through walls, ceilings, floors, and cavities before signs of dampness begin to appear internally.

If you notice unexplained water staining, damp patches, mould growth, or musty odours within your property — particularly around kitchens, bathrooms, ceilings, or pipework — there may be a hidden plumbing leak present.

Common Signs of a Plumbing Leak

Typical indicators include:

  • Water staining to ceilings or walls
  • Damp patches appearing without obvious cause
  • Mould growth around skirting boards or cupboards
  • Musty or damp odours
  • Peeling paint or wallpaper
  • Soft or damaged plasterboard
  • Damp flooring or lifting floor coverings
  • Reduced boiler pressure within heating systems

Ground floor ceilings, kitchen units, bathrooms, and boxed-in pipework areas are all common locations where leaks can remain hidden for long periods of time.

Areas to Check

Potential leak sources commonly include:

  • Behind washing machines
  • Under kitchen sinks
  • Around dishwashers and appliances
  • Bathroom waste pipes and traps
  • Around toilets, baths, and shower trays
  • Pipework serving radiators and heating systems
  • Beneath boilers and central heating components
  • Hidden pipework beneath floors or within walls

A continual loss of pressure within your central heating system can often indicate a concealed heating pipe leak somewhere within the property.

Timber Decay & Structural Damage

Long-term leaks can also cause significant damage to structural timbers and flooring systems. Excess moisture can lead to:

  • Wet rot
  • Dry rot
  • Timber decay
  • Damaged floor joists
  • Soft or unstable flooring

Early identification and repair of plumbing leaks is essential to prevent costly structural damage and further damp-related deterioration.

At NW Damp & Mould Specialists Ltd, we carry out detailed damp investigations to help identify the source of moisture problems and recommend the most effective remedial solution for your property.
